Tree Trimming – April 26

Four Seasons Tree Care will be trimming trees in the common area Friday, April 26, 2024. The work will begin at 8:00am and will finish at 4:00pm. For your safety, please observe any areas that are blocked off while trimming is taking place.

Board acts to clear debris in canyon open space

A special Board Meeting regarding open space fire abatement proposals was held on Feb 1st at 5: 30pm. The Board voted unanimously to approve Benchmark’s proposal to clear debris in the canyon and Four Season’s proposal to trim trees near the service road, to be completed by March 1st.

Rattlesnakes and Coyotes

Coyotes are still being spotted in and around SP, particularly in the mornings and evenings. Rattlesnake season has begun, and the Benchmark crews encountered three as they finished up their abatement work. Also try to keep your garage doors closed as that can be an attractive hiding spot.

Annual HOA Budget, Reserves and Dues

Homeowners should have received the 2024 Budget, Reserve Study and other updated information by mail. At the Board Meeting on March 20th the Board reviewed budgetary trends from 2019 to the present day presented by Heidi Vancisin. We have made progress in reducing our water usage but the likelihood of significant water cost increases is a concern. Copies of the presentation are available by contacting our management company.

Sandy Point access

Access to Sandy Point via Lake Dr. has reopened. The emergency route via Crest Dr. is closed. A new fire gate will close Crest Dr. except in the event of an emergency. For details see Crest Gate Meeting PDF and CofE Public Notices.

To view HOA documents you will be asked to enter your email and password or create a new account. Reply to the emailed confirmation link to activate your new account. If you don’t receive the link, please send an email to admin@sandypointcardiff.com and request confirmation.

Landscaping Plan – Turf replacement

The Board recently sent out this message to homeowners: (minor edits)

We are pleased to let you know that Phase 1 of Sandy Point’s Turf Reduction plan is now underway. As you know, this plan looks to reduce our water consumption down from the 300% of our target usage to a more normal range, focusing on our Common Areas. Phase 1 addresses the Pool and Clubhouse area.

We are looking forward to a fresh, beautiful new landscape design and a lot less water usage (and expense!) in this area.

Security Cameras

The Board is working on a security camera policy and plans to install security cameras in common areas. Recorded video will only be viewed if required to investigate a reported event. Live video will not be viewed. Homeowners may install cameras to monitor their own driveways and back yards.

Ting internet now available

Construction is complete and hook up of homes to Ting’s high-speed optical fiber internet is available. AT&T and Spectrum, continue to offer internet service to Sandy Point homes (possibly at a lower price and lower speeds).

Website security update

We have added industry recommended security software to protect our website from hackers. Use of this website requires your agreement that the HOA is not responsible for malware or improper content by unauthorized entities. We recommend that users install anti-virus and malware protection software on their devices.
