250th -July 4th Parade

The July 4th Parade around Sandy Point was a super way to celebrate our country’s 250th. We had a great turnout of kids and adults and bikes covered in flags. The Ice Cream Truck was a delicious bonus. Many thanks to the Encinitas Fire Department for stopping by.

Pool & Spa Rules

The Board has received several reports of unauthorized individuals using the pool area. A letter was sent reminding everyone that the pool and spa facilities are restricted to residents and their authorized guests only. Adult residents or adult guests (18 years or older) must accompany and supervise children under the age of 14 in the pool area. Use of the association facilities is at the user’s own risk.

The pool and spa hours are 6:00 a.m. to 10:00 p.m. Please ensure that the area is not used outside of these designated hours.

We appreciate everyone’s cooperation in following the pool rules and helping maintain a safe and enjoyable environment for the community.

Gazebo Restored by Volunteers

Many thanks are due to the Maintenance Committee and volunteers – Steve Cooke, Dan Duehren, Larry Gross, Barry Holland, David Keenan, Gary Luoto, Joe Petras, Bob Vosburgh and Chuck Wright. They did a beautiful job restoring our iconic Gazebo and saved us many $$s.

Petras Clubhouse honors decades of service

With unanimous support from the Board of Directors, our Clubhouse is now the Petras Clubhouse in recognition of the decades of service to the community by Joe & Laurie Petras. A group of current and former homeowners, led by Lori and Dean Dilley, funded the plaque that is now placed at the entry. The plaque was presented on May 2nd at an event celebrating all those who have contributed their time and energy to make Sandy Point a wonderful place to live.

Sand Scripts June 2026

The June 2026 Sand Scripts newsletter print version was distributed to homes on July 2nd. A few extra copies are in the Clubhouse. It is also online via HOA Info (login required).

Brush Abatement Responsibilities

The Board sent a letter in January and a reminder letter on June 22nd. Homeowners with rear common maintenance areas overlooking the canyons are responsible for fire/brush abatement measures. Please take action now to reduce the risk of brush fires.

New Directory Update – May 26th 2025

Our online directory has been updated. Many thanks to Susan Papenek and Pat Dunlap. There are 2 PDF files (sorted by address, and sorted by name) that can be printed on 2 pages each. Please send any corrections to Susan or Pat or admin@sandypointcardiff.com.

Gate Code Change – May 4th

The entry gate code for residents changed on May 4th 2026. It is active at all times. The guest code is valid from 6 am to 8 pm, and is unchanged. A letter was sent to homeowners with the new code. Please contact management or a neighbor if you did not receive it. DO NOT POST THE CODE at the entry or on invitations.

Pool Deck Painting – June 4th at 9 am

Many thanks to volunteer residents and the Maintenance Committee who repainted the pool decking on June 4th. We appreciate the time you can give to help keep our community looking its best.

Landscaping Company Change

The Board has contracted with MSE Landscape to provide landscape maintenance services for the community, beginning April 1, 2026. Please report any landscaping problems or special requests to Stephanie at Helm Management rather than speaking with the landscaping crew.

Board Meetings

Our income and expenses are on track. At the Board Meeting on June 17, 2026 the Board discussed our finances (which are on budget), and landscaping irrigation issues. New residents don’t always know our parking and other rules. We must be friendly rather than confrontational.

The next Board Meeting is scheduled for July 15th at 4:30 pm online. Homeowners will receive links to the meeting via email.

Gopher Snakes are harmless!

Gopher snakes are often mistaken for rattlesnakes. They are harmless and benefit us by killing gophers and rats. This large snake was seen on the Lake Dr sidewalk on May 6th but did not survive.

SP 2026 Financials

The Board and Landscape committee are exploring ideas for reducing water use and costs for lagoon pool maintenance.

The 2026 Budget was mailed to Homeowners. The Sandy Point HOA is in good financial condition. HOA dues will remain the same for the 3rd year in a row.

ARC – Recommended Color Schemes

The Architectural Review Committee (ARC) has new recommended color schemes for repainting Sandy Point homes. These schemes were created working with the Dunn-Edwards paint company. You can view the color schemes via links on our ARC Forms page (login required).

Homeowners may not start repainting, or any external changes, before obtaining approval. Please allow five weeks to complete the ARC and Board review and approval process. See the ARC application form for details.

Construction Cleanup

Please make sure your vendors follow community parking rules and thoroughly clean up any debris or materials after completing their work. There have been reports of nails found on the streets, which have damaged residents’ tires.

Spa Emergency Switch

The on/off switch at the spa is for emergency use only. It must not be used to turn off the bubbler.
The bubbler is on a timer and will turn off automatically, do not use the emergency switch to control it

Lagoon Update

The Lagoon Committee is removing built-up sludge, which will be temporarily dried on adjacent grass areas before being disposed. Please keep children and pets away from the drying sludge. Pets must be on a leash and children must be supervised at all times. The lagoons are up to 4 feet deep and children must stay away from the lagoons and fake rocks.

Many thanks are due to Joe Petras and Maintenance Committee volunteers. They continue to save us $1,000s by helping to remove sludge in the lagoon, fixing bollards, painting and general maintenance.

The Board has approved a new type of lighting bollard. New bollards will only be installed if the current bollard fails.

Clubhouse Rules Change

The changes to our Clubhouse Rules have been approved and are included with the Clubhouse Reservation form.

Sign up for HOA Dues e-Statements

We can save over $1,000 a year in dues statement mailing costs if more homeowners go paperless. Send an email to info@helmmanagement.com with the subject line “Add me to Sandy Point estatements”, your first and last name, and your street address.

New Fire Gate at Crest Dr – Wales Dr

Access to Sandy Point is now only via Lake Dr. The emergency route via Crest Dr is closed.

Lagoon Maintenance

The Lagoon Committee is currently treating and removing waste that has accumulated at the bottom of the lagoon. Many thanks to our volunteers. Their efforts will save us thousands of dollars!

Please follow these guidelines while enjoying the lagoon (or anywhere in our common areas) with your dog.

  • Always clean up after your pet
  • Dogs must always be on a leash
  • Dogs are never allowed in lagoon water
  • Dogs should never be out of your view
  • Dogs are not allowed on the hillsides and flower beds

Login for HOA Forms and Documents

To view HOA documents you will be asked to enter your email and password or create a new account. Reply to the emailed confirmation link to activate your new account. If you don’t receive the link, please send an email to admin@sandypointcardiff.com and request confirmation.

The website now uses Google reCAPTCHA to protect against registrations by robots. If you have problems registering send an email to admin.

Landscaping Plan – Turf replacement

Sandy Point’s Turf Reduction plan looks to reduce our water consumption down from the 300% of our target usage to a more normal range, focusing on our Common Areas. Phase 1 addresses the Pool and Clubhouse area.

We are looking forward to a fresh, beautiful new landscape design and a lot less water usage (and expense!) in this area.

Security Cameras

The Board approved installation of security cameras in common areas including the entry gate. Recorded video will only be viewed if required to investigate a reported event. Live video will not be viewed. Homeowners may install cameras to monitor their own driveways and back yards.

Ting internet now available

Construction is complete and hook up of homes to Ting’s high-speed optical fiber internet is available. AT&T and Spectrum, continue to offer internet service to Sandy Point homes, possibly at a lower price with lower speeds.

Website security update

We have added industry recommended security software to protect our website from hackers. A problem causing a long time to load was fixed.
Use of this website requires your agreement that the HOA is not responsible for malware or improper content by unauthorized entities. We recommend that users install anti-virus and malware protection software on their devices.
